Is This a Good Time of Year to Sell?

At this time of year, I am commonly asked by clients interested in selling their homes, “Should we wait until spring to list our home?”
This question is often rhetorical. There is a common belief that the fewer number of buyers during the winter means it is a less opportune time to sell.
During the winter months there are fewer buyers.  However, there are two facts that challenge that perception.  First, the number of home buyers is not dramatically different from that in the summer.  For example, December of last year had 23% fewer buyers than July 2012 (212 and 276, respectively).  Definitely a drop, but not as much as we find most people expect.
Second, and perhaps most importantly, the ratio of buyers to sellers stays relatively constant throughout the year.  Spring and summer months see more buyers, but there are also more sellers competing for their attention.

The ratio of buyers to sellers in July of 2012 was 29%.  In December, it was 25%.  Again, a slight drop off from the summer buyer-seller ratio, but it is not dramatic.
Our chart shows that in many years since 2000 there was actually a better ratio of buyers to sellers during the winter months.  If someone really wants to sell and get into that next home, these figures demonstrate that winter is not a bad time from purely a market perspective.
However, our advice to sellers is never a stock answer because every person’s situation is unique.  If the move is more optional, then there are other practical considerations.  For instance, is the homeowner OK with prospective buyers coming through the house during the holidays?  Will the house show better in the spring months, with the garden growing, or simply more daylight highlighting the home?  In many cases, waiting until after the New Year to market the home is advisable.
Currently, the market overall still slightly favors sellers.  At a 4.4 month supply of homes (four to six months is considered balanced), this is one of the better markets we have seen over the past six years.  Buyers are taking advantage of prices and interest rates, both of which are on the way up.  Even if sellers do wait until after the holidays, most won’t wait until spring to get their home on the market.

On The Road to Home Price Rebound

Does anyone else miss the old-fashioned paper road map?  Images of a childhood family road-trip come to mind, unfolding the map in the front seat of the station wagon to chart the route of some great new adventure.
The map is a great thing because its maker is assuring that even though the road is unfamiliar, it will nevertheless lead to the desired destination.  There is something comforting knowing that someone else has charted out the course.
In real estate, we have certain road maps.  We know from past experience that trends in the number of home sales precede trends in home prices.  Between 18 and 24 months after a change in number of sales, home prices begin to follow that path just charted.

For this reason, it is important that we chart the progress of the number of sales.  In the spring of 2012 we began reporting that home sales were on the rise.  Now, 18 months later we have a well-established trend of rising sales.  Home buyers are back. They have purchased 26% more homes than during the same period in 2011.
As a result, prices are now escalating.  Over the past three months, we have seen steady gains in average sales price. (See Chart above).  While this is not a long pattern, it is more evidence that we are on the right road to sustained recovery.  If current trends continue, we should be back to the steady, familiar place our market has long enjoyed – - healthy, modest gains in home prices.
Now, if I could just remember how to refold that road map.  On second thought, maybe I’ll just rely on Google Maps.

Boston Harbor Area History

This past summer we held our company picnic at the Boston Harbor Marina. This spot is just perfect for enjoying the beauty of the outdoors of the Pacific Northwest.
The history of the conception of the Boston Harbor area is quite interesting. Dating back to their beginnings in 1860’s Boston Harbor was and has always been a popular, tight knit community with a rural feel, yet just minutes from downtown Olympia.
Our friends at Thurston Talk shared the in depth history of the Boston Harbor area. The rich story is full of interesting information about the backstory of how Boston Harbor came to be.

New Local Art at Olympia’s Percival Landing

P1020846Take a walk along the Percival Landing boardwalk and you will notice some great new art! The displayed sculptures are those of Washington artists and are part of the Percival Plinth Project which houses “loaned” art along the boardwalk.  These loaned pieces are up for public vote to determine which piece the city will acquire next. At the end of the year, the city purchases the sculpture chosen by the people and permanently relocates it along Percival Landing. Last year’s winner, Windstar, was by Olympia sculptor Ross Matteson and stands in the Port Plaza.

The official kick off for the exhibition takes place on July 26th at the Harbor House. Public voting begins at the same time and runs through August 31st.

Coldwell Banker Supports South Sound Parent to Parent

Every year our company supports many local charities as well as contributing to a fund with the Community Foundation of South Puget Sound. This year the foundation granted those funds toSouth Sound Parent to Parent, a local non-profit that “provides a network of support, information and advocacy to families who have children with special needs and chronic illnesses and adults with disabilities.”
This year the money donated was used for some wonderful activities for the families and parents to enjoy. Kim Smith, the programs Executive Director shared that, “the funds allowed us to add several family activities to those who otherwise may not be able to get out and enjoy time together.” Some of the activities they were able to provide were a bowling party, two visits to Skateland, sensory friendly movies at the Yelm Cinemas, a spa day for moms and several educational workshops. The  families were also able to enjoy an exclusive evening with their families at the new Hands on Children’s Museum!

Is Now the Time to Sell?

As we shared a few weeks ago, our local inventory of homes is at a 7 year low. With these historically low numbers, more and more sellers are asking, “is now the time to sell?”
The answer to this question depends on a great many factors.  For some, this is a perfect time to sell, while for others it might be worth waiting.  However, we can say without any hesitation, for anyone looking to sell these are the conditions owners look for when entering the market.
To the extent generalizations can be made, trade-up sellers are in a particularly good situation.  Trade-up sellers are those looking to move from a current home to a more expensive property, whether it is a larger home, one with special amenities, or a superior location.
Whatever the reason, these sellers stand to benefit by moving in this market.  There are two parts of the equation for these trade-up sellers: the sale of the current home and the purchase of the next home.
On the sale side, sellers over the past six years have worried primarily about two things – falling prices and lack of buyer interest.  Buyer confidence has returned now that prices have dropped.  With more and more buyers coming back to the market, prices are no longer falling, and in many cases are now rebounding.  Sellers today are now finding buyer interest that wasn’t there even just a year ago, the market has really turned in that regard.  So on the selling side of the equation, there is no longer the concern there once was.
Even with these great conditions many sellers still feel that they should wait for prices to bounce back up before making the next move.  That can certainly be true for some sellers, but no so for the trade-up seller.
On the purchasing side of the equation is where savvy trade-up sellers are focusing.  Typically, people trading up buy a home that is 50% greater in value than the home being sold.  For example, a person who owns home currently worth $200,000 and is interested in a new home that costs $300,000.  By waiting for the market to rise 5%, the owner can sell for $210,000 or $10,000 more than today’s value.  However, the price on the next home would rise by $15,000 (5% of $300,000). By waiting to sell, this person will spend $5,000 more than making that move today.
One other factor on the financial side, of course, is interest rates.  Buyer’s today are seeing crazy low interest rates.  Waiting to buy the next home will not only cost more on the purchase price, but as rates rise purchasing power decreases.  For example, the principal and interest payment on a $300,000 loan at 4% interest (30-year fixed-rate) is about $180 per month cheaper than at 5% interest.
Trade-up sellers are certainly in great shape to take advantage of today’s market conditions.  Other sellers, however, may benefit by waiting to sell.  There are, of course, many other considerations in a move beside just the financial consequences.  In any market, but especially fast moving ones as we are currently experiencing, it is important for buyers and sellers to have smart, trustworthy advice. Home Improvement Projects

My house is in a neighborhood that includes at least twenty other homes that are the exact same model. With every house the same, what truly makes a house a home? The answer for my family is: home improvement projects.
When my family first moved into our current house, the first project was to finish the unfinished basement. This soon became a time-consuming group project done by the family. Although, the project took months, it was time well spent. Not only did we improve our home, we learned skills and learned to work together. In the end, we had a great space where we have spent countless hours with all six of us piled on the couch watching movies and making memories.
The next summer, our family spent hours designing and buying materials for a new deck. Everyone from my parents to my six year old brother gave input into the design. Ultimately, we had a plan which included a two-story deck with a play structure with swings and slide coming off the lower deck. Again, we all worked together on the labor. At one point, it took the entire family to carry four 20 foot long 8×8 beams down to the backyard. This project showed how much could be accomplished if our family works together. The deck is a highlight of our house where we enjoy spending time with family and friends.
Our most recent project was doing tile in one of the bathrooms. This project, smaller than the others, should have only taken a few weeks .However, it has taken over three months and still continues. Instead of spending weekends finishing the bathroom, my family has been willing to delay the finished project (and sacrifice having another available bathroom) in favor of supporting each other in various activities. My parents and siblings could have stayed home and worked on the project every weekend, but instead, they have spent long days going to our track meets, golf matches, basketball games, theater and music productions, and other activities. The structure of my house has not improved, but my family has become closer and my home has been strengthened.
At the end of the day, it is not really the physical improvements to my house that have made my house a home, but the time spent together as a family working towards one goal. My home is a place where I have learned the family values of supporting one another, working hard, and enjoying time spent with each other. Throughout my life, I have moved around, faced challenges, and experienced loss. However, I can always count on my family to be there for me during hard times. I can expect that my home will always be a place of comfort, support and love. Ultimately, making a house a home is not a matter of home improvement projects, but rather “family improvement projects.”

As our local residential market is gaining health, the commercial side (although slower in the bounce) is also starting to gain some ground. Market News

Given the recent shift, what does today’s market mean for sellers and buyers?

FOR SELLERS, it is always important to understand where your property fits into the competitive landscape.  Currently, there is a wide variety of conditions in the marketplace, but overall this is the kind of market sellers love to see.
After years of persistent buyer’s market conditions, much of our market is now in balance, or squarely in a seller’s market.  Today, 91% of the market, by price range, fits into these categories.  Only 9% are in a buyer’s market.  Even with this improving trend, not all areas and price ranges are moving as robustly as others (See Charts 1 and 2).
In the price ranges below $350,000 the market is quite active; in some cases it is very hot.  Multiple offers are becoming more common again.  We have many examples of homes selling at prices that were not achieved just a couple of years ago.  In those areas that have fewer homes competing for buyers’ attention, we are seeing prices rise.
However, even in these under supplied areas, there are still many properties that are languishing on the market.  Buyers continue to ignore over-priced properties.  It is still about pricing competitively.
In the upper-end price ranges, where the market is not moving as quickly, properties that are selling are priced at compelling levels.  Recoveries typically start in the lower price ranges and move up.  Over the past year, we have seen more price ranges come into balance.  For example, a year ago, the only price ranges in balance were those below $250,000.  That number is $100,000 higher today.  The top price ranges will continue to see improvement over the coming months.
For many sellers, particularly trade-up sellers who are looking to buy larger or more expensive homes, they know the math is better if they move now before prices bounce up.
FOR BUYERS, it is important to know that most price ranges are attracting more buyers than sellers.  This makes it competitive for buyers; and these conditions can tempt the unprepared to go places they wouldn’t otherwise be willing to venture.
Before starting the search process, buyers should be thorough in determining the must-have features from those that would simply be nice to have.  Keep an open mind about improvements that can be made over time.  For example, paint is an easy, affordable update.  Features such as flooring, cabinets and countertops can be done over time.  The right home may just need a little work to make it perfect.
At the same time, be aware of things that cannot be changed, or at least are very expensive to change.  The location of the home is the biggest driver of price – and it cannot be changed.  Also, if the home does not have the desired floor plan, a buyer should consider how much it would cost to achieve that better layout.  The cost of that type of improvement can range from the modest to the prohibitive.  Without great thought going in, compromising on these types of things in a competitive bid process can lead to buyer’s remorse.
Buyers willing to compromise on some things, while standing firm on those that matter most, will find success and a comfortable outcome.
This is a unique time to be a buyer.  Prices around the country appear to have bottomed and interest rates are so low they tend toward silly.  These factors combine to make homes affordable.  As interest rates rise, less house will be available at the same mortgage payment.  When prices also rise, a buyer can quickly be priced out of something that may have been affordable when prices and interest rates were lower.
This is ultimately why we are seeing a big jump in the number of buyers in the market.  With the proper preparation, today’s buyers will be happy they purchased when they did.

Top 8 Signs of an Improved Local Market

The number one sign of our improved market is certainly the amount of sales.  March brought great news: Buyers put the second most number of homes under contract since July 2007 (the top month was April 2010, when buyers were rushing to get the federal home buyer tax credit that expired at month-end).
Put differently, March beat every summer month over the past five summers.  To give some context, March sales are typically 30% lower than August sales.   This is a great sign that buyers are back.
Buyers see that prices have stabilized.  This gives a growing pool of buyers the confidence they need to make that home purchase.  These buyers, in turn, have helped set the fundamentals needed to return to increasing values.  It will be price appreciation, not just stabilization that will spark truly broad consumer confidence.
As we have said before, one month does not make a trend.  The great news is that home sales have been steadily on the rise since the summer of 2011.  Now we are at the critical point where sales are outpacing the number of new homes coming on the market.
Inventory is at a seven year low, while sales are at a six year high.  More buyers, coupled with fewer homes for sale, is a recipe for multiple offers on properties.  In our company alone, we have been involved in more than 50 transactions with multiple offers since the beginning of the year.  Last year at this time there were only a few that had occurred.

Olympia Wooden Boat Festival



This weekend is the Olympia Wooden Boat Festival!
The festival is a fun, free event for all ages and is held at the Percival Landing Park in downtown Olympia. The event runs Saturday from 10 a.m. to 6 p.m. and Sunday from 11 a.m. to 5 p.m. Boats of all sizes and types will be on display!
Saturday there will be a “Children’s Boat Building Booth” with wooden pieces for kids to build their own boats.
Local artists will also have their handmade arts and crafts on display and the festival is packed with several food vendors as well.
Be sure to get downtown to check out this fun event!
