Coldwell Banker Supports South Sound Parent to Parent

Every year our company supports many local charities as well as contributing to a fund with the Community Foundation of South Puget Sound. This year the foundation granted those funds toSouth Sound Parent to Parent, a local non-profit that “provides a network of support, information and advocacy to families who have children with special needs and chronic illnesses and adults with disabilities.”
This year the money donated was used for some wonderful activities for the families and parents to enjoy. Kim Smith, the programs Executive Director shared that, “the funds allowed us to add several family activities to those who otherwise may not be able to get out and enjoy time together.” Some of the activities they were able to provide were a bowling party, two visits to Skateland, sensory friendly movies at the Yelm Cinemas, a spa day for moms and several educational workshops. The  families were also able to enjoy an exclusive evening with their families at the new Hands on Children’s Museum!

Is Now the Time to Sell?

As we shared a few weeks ago, our local inventory of homes is at a 7 year low. With these historically low numbers, more and more sellers are asking, “is now the time to sell?”
The answer to this question depends on a great many factors.  For some, this is a perfect time to sell, while for others it might be worth waiting.  However, we can say without any hesitation, for anyone looking to sell these are the conditions owners look for when entering the market.
To the extent generalizations can be made, trade-up sellers are in a particularly good situation.  Trade-up sellers are those looking to move from a current home to a more expensive property, whether it is a larger home, one with special amenities, or a superior location.
Whatever the reason, these sellers stand to benefit by moving in this market.  There are two parts of the equation for these trade-up sellers: the sale of the current home and the purchase of the next home.
On the sale side, sellers over the past six years have worried primarily about two things – falling prices and lack of buyer interest.  Buyer confidence has returned now that prices have dropped.  With more and more buyers coming back to the market, prices are no longer falling, and in many cases are now rebounding.  Sellers today are now finding buyer interest that wasn’t there even just a year ago, the market has really turned in that regard.  So on the selling side of the equation, there is no longer the concern there once was.
Even with these great conditions many sellers still feel that they should wait for prices to bounce back up before making the next move.  That can certainly be true for some sellers, but no so for the trade-up seller.
On the purchasing side of the equation is where savvy trade-up sellers are focusing.  Typically, people trading up buy a home that is 50% greater in value than the home being sold.  For example, a person who owns home currently worth $200,000 and is interested in a new home that costs $300,000.  By waiting for the market to rise 5%, the owner can sell for $210,000 or $10,000 more than today’s value.  However, the price on the next home would rise by $15,000 (5% of $300,000). By waiting to sell, this person will spend $5,000 more than making that move today.
One other factor on the financial side, of course, is interest rates.  Buyer’s today are seeing crazy low interest rates.  Waiting to buy the next home will not only cost more on the purchase price, but as rates rise purchasing power decreases.  For example, the principal and interest payment on a $300,000 loan at 4% interest (30-year fixed-rate) is about $180 per month cheaper than at 5% interest.
Trade-up sellers are certainly in great shape to take advantage of today’s market conditions.  Other sellers, however, may benefit by waiting to sell.  There are, of course, many other considerations in a move beside just the financial consequences.  In any market, but especially fast moving ones as we are currently experiencing, it is important for buyers and sellers to have smart, trustworthy advice. Congratulations again to our first place winner Sierra Pierson. Sierra submitted a wonderful essay on how her family has improved their home over the years with a thoughtful tie in on how those improvements have improved her family.

Home Improvement Projects

My house is in a neighborhood that includes at least twenty other homes that are the exact same model. With every house the same, what truly makes a house a home? The answer for my family is: home improvement projects.
When my family first moved into our current house, the first project was to finish the unfinished basement. This soon became a time-consuming group project done by the family. Although, the project took months, it was time well spent. Not only did we improve our home, we learned skills and learned to work together. In the end, we had a great space where we have spent countless hours with all six of us piled on the couch watching movies and making memories.
The next summer, our family spent hours designing and buying materials for a new deck. Everyone from my parents to my six year old brother gave input into the design. Ultimately, we had a plan which included a two-story deck with a play structure with swings and slide coming off the lower deck. Again, we all worked together on the labor. At one point, it took the entire family to carry four 20 foot long 8×8 beams down to the backyard. This project showed how much could be accomplished if our family works together. The deck is a highlight of our house where we enjoy spending time with family and friends.
Our most recent project was doing tile in one of the bathrooms. This project, smaller than the others, should have only taken a few weeks .However, it has taken over three months and still continues. Instead of spending weekends finishing the bathroom, my family has been willing to delay the finished project (and sacrifice having another available bathroom) in favor of supporting each other in various activities. My parents and siblings could have stayed home and worked on the project every weekend, but instead, they have spent long days going to our track meets, golf matches, basketball games, theater and music productions, and other activities. The structure of my house has not improved, but my family has become closer and my home has been strengthened.
At the end of the day, it is not really the physical improvements to my house that have made my house a home, but the time spent together as a family working towards one goal. My home is a place where I have learned the family values of supporting one another, working hard, and enjoying time spent with each other. Throughout my life, I have moved around, faced challenges, and experienced loss. However, I can always count on my family to be there for me during hard times. I can expect that my home will always be a place of comfort, support and love. Ultimately, making a house a home is not a matter of home improvement projects, but rather “family improvement projects.”

Commercial Real Estate Feeling Recovery

You may be seeing a lot of vacated commercial spaces scattered throughout the county but the industry is seeing recovery. As our local residential market is gaining health, the commercial side (although slower in the bounce) is also starting to gain some ground. As shared by our President and Owner, Ken Anderson, and others around the county, local retail space and vacancy rates are beginning to improve.
